Well Dressed Couple in Front of HomeSpring is my favorite time of year! Everyone seems to be in a better mood after a long cold winter, the grass is green, the trees and flowers are in bloom, and iced coffee tastes so much better when it's warm outside. Professionally, I love spring for one major reason — it's Real Estate Season! The spring kicks off a busy real estate season, and if you are buying a home, or if you are a real estate professional helping a buyer, the following information may prove to be useful.

As you go to purchase a home, you'll need to obtain home insurance. There are numerous things you need to know that can impact your home insurance pricing and eligibility.
  • Age of Home Matters…To Some Companies — The older the home, the more you may pay — depending on the company. This is why we have a portfolio of options. One size doesn't fit all. We'll shop all our companies to make sure you get competitive pricing, regardless of the age.
  • Buy Brick — The exterior construction of a home is a factor when pricing home insurance. If the home is 66 percent or more brick, the premium can be 15 to 25 percent lower that it would be for a home with frame construction. Note: There are a few companies who may offer a better premium for Hardy Board siding (as opposed to Vinyl Siding), but it's not the industry norm.
  • Has There Been a Prior Claim On The Home? — Not all property disclosures reveal damage that may have occurred. We will pull a 5 year loss history on the home, and we can inform you on any damage or claims mentioned in our report. You will want to know if there has been significant water, fire, or other damage that may have occurred. So will the insurance company — they will want to know if any water or fire damage has occurred, and what was done to repair any damage that occurred.
  • What Discounts Are Available to You? — Find out what discounts you may or may not be getting — don't be afraid to ask. Believe it or not, not all companies offer the same discounts.
  • Should You Choose a Higher or Lower Deductible? — This all depends on the company, and on your deductible tolerance. Some companies offer significantly better pricing for higher deductibles. Knowing when to file a claim is important, and knowing what it will do to your renewal premiums is important too. This is something you'll want to discuss with your insurance professional.
  • Will the Insurance Company Pay Full Replacement For Your Roof? — This varies from company to company — some of the larger insurance companies in the state are only paying Actual Cash Value for the roof and /or mandating higher deducible for wind or hail damage. Make sure you know if the roof is being covered for Full Replacement. If it's not, you should definitely call us.
  • Combine and Save — It's no secret if you combine your Home & Auto insurance with the same company you will save money. What you may not know is how significant the discount is - some of our companies offer up to a 45% discount on the home insurance when you combine your auto coverage.
  • Do You Need Flood Insurance? — Flood insurance is required by most mortgage companies; it all depends on what Flood Zone you are in. We can help you determine if the home is in a high risk zone that would require coverage, or in a low risk zone that would not. See our recent blog post for more info!
